Provides a rough calender guideline for elected maintenance personnel. Tasks may also be passed onto other house members or work traders. Please check off as each task is completed.

QUARTERLY
**Inventory -- Inventory all tool room and bike room tools and purchase things such as screw drivers, crescent wrenches, and saws that we might need. Thrift stores and pawn shops are a good place to find these things used for cheap. First check the Campbell Club though. Make sure that all tools are labeled with LRX or LORAX or LORAX MANNER.

**Stove – Soak and degrease burners on stove and stove vents.

**Dish sanitizerClean filter (very easy).

**DryerClean the vents behind the dryers.

**Fireplace FlueMake sure the fireplace flue is closed so that warm air doesn't escape.

**Drain Catches - Make sure that all drains (showers and sinks) have a wire catch.

!**Rodent Proofing – Talk to the house about rodents and measures to prevent their take over. If a rodent problem is not taken care of disease and death are possibilities on top of wasted food, destroyed wiring, and ruined infrastructure. In the past the only option that has worked is poison. Patch any holes you notice. Give any new compost and any non-broken down compost to a composting program. Have at least 1 trap set up in a public space such as the kitchen at all times, and possibly 1 up in the attic. Live traps should be washed after each use to remove scents. Rats and mice are smart and will learn how to avoid the food in traps so change up the bait (peanut butter works very well as well as cheese).



BI-ANNUALLY
***Stove suppression systemServiced (usually coordinated by office) in Fall and Spring.

**Chest freezer - Remove all items and chip out ice.

!**Refrigerators - Deep clean refrigerators (clean the air intakes!).

**Rooftop downspouts - Clean with a snake and hot water. Remove leaves.

!**Furnaces – Replace each furnace’s filter every 3 month they are in use (basement, 2nd, & 3rd floors). Remove existing filter and purchase filter of same size. Clean air intakes (1st, 2nd, & 3rd floors). Filters can be purchased from any hardware store.



ANNUALLY
***Fire extinguishers - Serviced (usually coordinated by office) sometime between fall and winter time.

**Fire alarm systems - Cleaned and serviced (coordinated through the office) in the Summer.

***Heating systemService check up – Contact Comfort Flow Heating Company (541)726-0100.

***Boiler system - Service check up – Contact Kevin Cohen Plumbing (541) 607-9208.

!***Fireplace / Chimney Check the chimney for signs of needing a chimney sweep. Not necessary if few fires are being lit. May explode if too much residue coats inside.

**Drains -- Snake all sink and shower drains then pour baking soda, vinegar and then hot water through them or at your discretion. This can also just be done as drains clog or to drains that actively have a lot of stuff fall into them.
